When Your Aircon Needs More Than a Standard Service

Singapore’s relentless 85 percent humidity is the quiet enemy of every split-type air conditioner in the country. Moisture clings to fins, condensation pools inside drain pans, and a sticky jelly-like biofilm slowly forms along the copper drainage runs. Over a year or two, even well-maintained units hit a point where a basic aircon servicing session simply cannot reach the stuff that is choking cooling performance. That is when a chemical wash or full chemical overhaul becomes the right call.

CoolX Aircon was founded in 2016 by Mr Kok Wai Keong on a “Cool Earth” philosophy: restore systems properly rather than replace them prematurely. Since then our team has completed more than 2,400 projects across residential HDB flats, high-rise condominiums and industrial premises. For chemical treatment work in particular, our BCA ME01 registration and NEA certified refrigerant handlers mean every job is done to regulation, with NEA-approved biodegradable solutions that are genuinely safer for your family and your unit.

The “Jelly Pipe” Problem Unique to Our Climate

Ask any experienced technician in Singapore what causes 80 percent of aircon complaints and the answer is the same: a sticky biofilm, locally nicknamed “jelly”, that grows inside the condensate drain line. It is a combination of algae, bacteria, dust and condensation that thrives in year-round tropical heat. Once it clogs the pipe, water backs up into the drain pan and drips onto your floor, TV console or bed. Standard servicing flushes water through the pipe, but it cannot dissolve the root of the biofilm that keeps regrowing.

A proper chemical wash targets this problem directly. The cleaning solution breaks down the organic matter at a molecular level, the pressurised rinse carries the dissolved residue away, and the drain system is restored to its original flow rate. Households running their units overnight, especially families with young children sleeping in cooled rooms, benefit the most from having this done annually before the jelly gets a chance to trigger a leak.

Which Service Do You Actually Need?

We see homeowners in Tampines, Punggol and Bedok ask this question every week. The honest answer depends on how long it has been since your unit was last cleaned, and how severe the symptoms are today.

Non-Dismantle Chemical Wash (From S$80 Per Unit)

Our chemical wash is performed with the indoor unit still mounted on the wall. We apply our NEA-approved solution directly to the evaporator coil, blower wheel and drain pan, let it soak, and then flush everything through. It is the right choice for:

  • Units already on a regular servicing schedule but showing mild cooling loss
  • Mild to moderate musty odour
  • Aircon that has been in use for 1 to 3 years without any deep treatment
  • BTO flat units that have run hard for 12 months since handover
  • Preventive annual maintenance before the humid monsoon season

Full Dismantle Chemical Overhaul (From S$150 Per Unit)

The overhaul is our deepest restoration service. We remove the indoor unit from the wall entirely, then break it down: blower wheel, fan motor, evaporator coil, drain pan, housing and front panel are all separated. Each component is soaked individually in chemical solution, scrubbed, rinsed, inspected for wear, and reassembled. This is the right call for:

  • Units that have never been professionally deep cleaned
  • Systems not serviced in 12 months or longer
  • Heavy mould, discolouration or severe odour that a wash alone did not fix
  • Aircon over 5 years old showing obvious efficiency loss
  • Older split units in mature estates where legacy contamination has built up

Our Cool Earth Process, Step by Step

Pre-Treatment Inspection

Before any chemicals come out, our technician opens the front panel and inspects coil condition, blower wheel deposits, drain pan cleanliness and drainage flow. If a wash will genuinely solve your problem we say so, even though an overhaul would earn us more. This honest-first approach is one of the reasons the business has grown through word-of-mouth since 2016.

Protecting Your Home

Protective sheets are laid across the floor, furniture and any built-in wardrobe below the indoor unit. A dedicated collection tray catches every drop of waste water. We take particular care with HDB installations where aircon sits above headboards and study tables.

Eco-Safe Chemical Application

The NEA-approved cleaning solution is applied with controlled spray technique. It is engineered to dissolve grease, biofilm, mould and bacteria without corroding aluminium fins or copper pipework. We deliberately avoid older, more aggressive solvents that can shorten the lifespan of sensitive inverter components.

High-Pressure Rinse and Reassembly

The dissolved contamination is flushed out under controlled pressure. You will often see the waste water emerge dark brown, tea-coloured or almost black, especially from units that have never been treated before. Every component is then dried, reassembled in sequence and bench-tested.

Cool Down and Performance Check

We run the unit for 10 to 15 minutes, measure supply air temperature against ambient, confirm the drain is flowing freely, and walk you through what we found. Most customers feel a clear difference in cooling strength and air freshness before we leave.

Common Mistakes to Avoid Between Chemical Washes

In 10 years of doing this work we have seen the same avoidable mistakes repeatedly damage otherwise good systems. Skipping quarterly filter cleaning is the biggest one: dust builds up behind filters and migrates onto the coil, undoing the benefits of your last chemical wash within months. Running the unit at 16 degrees for hours at a time is another one, as it encourages ice formation and exaggerates condensation. Finally, we often see homeowners using household bleach or generic all-purpose cleaners to “freshen up” vents. These products can corrode aluminium fins and damage the hydrophilic coating, accelerating the very buildup you were trying to prevent.

Extending Unit Lifespan the Right Way

A multi-split system from a brand like Daikin, Mitsubishi Electric or Panasonic represents a S$3,000 to S$5,000 investment. Chemical washing, done at the right cadence, is the most cost-effective way to stretch that investment across 10 years or more. For most Singapore households we recommend pairing quarterly standard servicing with an annual chemical wash, and a full chemical overhaul every 3 to 5 years depending on usage.

Frequently Asked Questions

What is the difference between a chemical wash and a chemical overhaul?
A chemical wash applies cleaning solution to the evaporator coils, blower wheel and drain components while the indoor unit remains mounted on the wall. A chemical overhaul goes much further: we dismount the entire indoor unit, separate the fan motor, blower wheel, coil, drain pan and housing, then soak and clean each piece individually before rebuilding it. Overhaul is our recommendation for severe buildup, strong persistent smells or units that have not been serviced in over a year.
How do I know my aircon needs chemical treatment rather than regular servicing?
Look out for a persistent musty or sour odour that returns minutes after the unit starts, noticeably weaker cooling even with clean filters, visible black or green growth on vents, water leaking despite a cleared drain, or six months without any professional servicing. These are all classic signs that surface-level cleaning can no longer reach the biofilm inside.
Are your cleaning solutions safe for my aircon and my family?
Yes. CoolX Aircon uses only NEA-approved, biodegradable chemical wash solutions as part of our Cool Earth philosophy. They are formulated for aluminium fins and copper coils used by Daikin, Mitsubishi Electric, Panasonic, Fujitsu and all major brands. Our technicians wear PPE, rinse components thoroughly, and leave no residue behind.
How long does the job take?
A standard chemical wash takes roughly 45 minutes to 1 hour per fan coil unit. A full chemical overhaul takes around 1.5 to 2 hours per unit because the indoor unit is dismantled, each part is cleaned separately and then reassembled.
How much does aircon chemical wash cost in Singapore?
Our 2026 rates are S$80 to S$100 per unit for a non-dismantle chemical wash, and S$130 to S$180 per unit for a full dismantle chemical overhaul. The final quote depends on unit size, ceiling cassette vs wall split, and condition. Every job includes a 90-day workmanship warranty.
Will the process make a mess in my HDB flat or condo?
No. We lay protective plastic sheets over your bed, wardrobe, floor and nearby furniture before work begins. A collection tray catches every drop of waste water, and we carry all contaminated liquids out of your home. Your space is left as clean as we found it.
