A Leaking Aircon Is an Emergency in Singapore

In a tropical climate where indoor humidity regularly exceeds 85 percent, every split-type aircon in your HDB flat, condo or landed home is constantly producing water. That is the whole point: the system pulls moisture out of the air so you feel cooler. When everything works, the water flows through a small drain pipe to an external discharge point and you never see it. When something blocks, cracks or freezes, that same water ends up on your floor, your TV console, your bed or your downstairs neighbour’s ceiling.

Understand the Drainage Path First

Every split-type aircon in Singapore follows the same water path:

  1. Warm, humid room air passes over a cold evaporator coil
  2. Moisture in the air condenses onto the coil fins, exactly like droplets on a cold glass
  3. Condensate runs down the fins into a drain pan beneath the coil
  4. From the drain pan, a small-bore drain pipe carries water to an approved discharge point

That pipe is typically 15 to 18 millimetres in diameter. It does not take much biofilm, dust or algae to partially block it. Once the flow rate of incoming water exceeds the flow rate through the pipe, the drain pan overflows and water starts leaking into your room.

The Five Causes of Aircon Water Leaks We Diagnose

Cause 1: Blocked Condensate Drain Line

The most common leak source, by a wide margin. Singapore’s year-round heat and humidity are ideal conditions for the algae and bacteria that form the sticky “jelly” biofilm inside drain lines. Over 6 to 12 months, this biofilm narrows the pipe diameter until the system cannot keep up with incoming condensate.

Our fix: We flush the drain line from both ends with pressurised water and verify free flow. For severe cases we apply a mild enzyme-based cleaner that dissolves organic growth without damaging copper or plastic components. If the line clogs again within 3 months, the underlying cause is biofilm inside the fan coil unit, and we move up to a full chemical wash to clear the source.

Cause 2: Cracked or Damaged Drain Pan

Drain pans are typically moulded plastic and sit beneath the evaporator coil. After years of thermal cycling, hairline cracks can develop along stress points. These cracks are often invisible to a casual inspection but allow water to seep through and drip from the wrong part of the unit.

Our fix: We inspect the pan thoroughly using a bright torch and moisture tracing. Depending on crack severity we either seal with specialist adhesive or replace the pan entirely. Replacement is common for units over 7 years old.

Cause 3: Frozen Evaporator Coil

When refrigerant is low, parts of the evaporator coil drop below freezing and ice forms on the surface. When the system cycles off, the ice melts rapidly, producing more condensate than the drain pan is designed to handle. The symptom is intermittent leaking: dry during running, heavy drip when the unit stops.

Our fix: We measure refrigerant pressure with calibrated gauges, locate any leaks, and top up the refrigerant to factory specification. Once the coil runs above freezing again, normal drainage resumes. This is why having NEA certified refrigerant handlers on a leak job matters.

Cause 4: Deteriorated Piping Insulation

The copper pipes carrying cold refrigerant between indoor and outdoor units are wrapped in closed-cell foam insulation. When that insulation deteriorates, gets damaged during renovation, or was inadequately applied at installation, condensation forms directly on the exposed cold pipe surface. The dripping looks like a unit leak but is actually a piping problem.

Our fix: We inspect every visible piping run and replace any deteriorated insulation with proper closed-cell foam wrap. In older HDB installations we often find the original insulation has crumbled where trunking runs through the kitchen or balcony.

Cause 5: Tilted or Mis-Mounted Indoor Unit

Indoor units must be mounted with a slight tilt towards the drain pipe end. If the unit has shifted over time, been bumped during renovation, or was installed perfectly level (which is actually incorrect), water pools at the wrong end of the drain pan and overflows from the side opposite the drain.

Our fix: We check the mounting angle with a spirit level and adjust the bracket if needed. This is usually the fastest fix of the five causes and permanently resolves the issue in one visit.

Why Your Previous Repair Did Not Hold

If this is the second or third time you are calling someone about the same leak, one of these is usually why:

  • Symptom-level fix. The drain line was partly cleared but not fully flushed, so biofilm regrew quickly.
  • Wrong cause diagnosed. The actual issue was a cracked pan or low gas, but only the drain was flushed.
  • No preventive follow-up. Without quarterly maintenance, drain pipes in Singapore reclog within 3 to 6 months.
  • Installation tilt never corrected. The fundamental mounting problem persists under every temporary fix.

Prevent Future Leaks at Home

Beyond fixing the immediate drip, these habits dramatically reduce your leak risk:

  • Quarterly servicing. Drain line flushing is included in every standard service visit, which is why customers on a quarterly plan rarely call us for leaks.
  • Annual chemical wash. Removes the biofilm source, not just the surface buildup.
  • Avoid extended 16 degree running. Sustained very low set points promote ice formation on the evaporator coil.
  • Keep the outdoor drain point clear. A blocked exterior discharge point can cause the internal pan to back up.
  • Check piping insulation annually. Especially if you have had renovation work in the trunking area.

Why is my aircon suddenly leaking water inside my HDB flat?
The most common cause by far is a blocked condensate drain line. Your aircon is removing humidity from Singapore air and producing water that should drain away through a small pipe. Over time a biofilm of algae, dust and bacteria builds up inside that pipe and eventually chokes it off. Water then backs up into the drain pan and overflows. Other common causes are a cracked drain pan, frozen evaporator coil from low refrigerant, deteriorated piping insulation and a tilted indoor unit.
Is a leaking aircon dangerous or just annoying?
The leak itself is rarely an electrical danger if the water stays within the drain pan area. The real risks are property damage and health. Water dripping onto walls stains paint and promotes mould in ceiling cavities, and prolonged HDB leaks are a common source of disputes between upstairs and downstairs neighbours. Turn the unit off, place a towel under the drip, and book a same-day repair.
Can I keep using my aircon until the repairman arrives?
We advise switching it off as soon as practical. Continued operation keeps producing condensate that has nowhere to go, which increases the risk of water overflow into walls and flooring. If you have to run it briefly, set the temperature to 25 degrees Celsius or higher to minimise condensate production and place a container under the drip.
How do you actually fix a blocked drain line?
We use pressurised water to flush the line from both ends, then verify free flow with a flow test. For stubborn biofilm we apply a mild enzyme-based cleaner that dissolves organic growth. If the line clogs again within 3 months, we move up to a chemical wash of the fan coil unit to remove the biofilm source rather than just clearing the pipe.
